PROJECT SUMMARY
This development in Commerce City illustrates the maximization of site use and incorporation of newly developed finish materials to design a building that’s cost-effective and yet relates to the design theme and quality of the overall development. On 41,960 SF of net lot area, we laid out a 3-Bay Grease Monkey + 2-Bay automatic wash bays. Considering the circulation, parking and stacking requirements necessary for a successful automotive services project, our solution for the site configuration utilized the maximum area allowed by the Land Development Code. The successful development of this project is a direct result of working closely with planning staff, the development team at Grease Monkey, Comtec and the facility operator and resulted in having the right product in the right location.

This project also exemplifies the successful integration of pre-manufactured construction techniques within the context of otherwise traditional construction methods. The primary building was pre-manufactured by Shinn Buildings, delivered and erected at the site in a fraction of the time of site-built construction. Incorporating Newbrik by Dryvit, we provided a high-quality brick finish without the additional cost, structural support and construction time associated with applying conventional brick veneer. The time and cost savings techniques used here, give both first-time and experienced operators a competitive edge in these types of active markets.
