WHAT IS A CONCEPTUAL SITE PLAN?

A conceptual site plan (CSP) is a visual representation or sketch that outlines the proposed layout and design of a site. It typically includes key elements such as buildings, structures, landscaping, parking areas, access points, and other features relevant to the development of the site. The purpose of a conceptual site plan is to provide an initial overview and show if the building can fit on a potential site. It can help you and other stakeholders visualize the potential development and make more informed decisions about the project before investing in architectural drawings.

WHY SHOULD YOU START WITH A HOVER CSP?

Our CSPs are easy to digest, meaning you don’t need to be an architect to understand what you’re looking at. Plus, our CSPs offer an added level of detail compared to other architects, engineers, or real estate agents providing similar services. From our experience, most city jurisdictions across the United States will accept our CSP for a pre-application review. We’ve completed 100s of site plans and have developed a very efficient process for requests allowing us to turn around CSPs in just a few days compared to others taking up to two weeks.

WHAT HAPPENS AFTER MY SITE PLAN REVIEW?

There’s never any pressure to work with Hover Architecture. However, you’ve already been working with a qualified architect, and now have a head start on the development process. After completing the preapplication meeting with the city, together we have a good idea of what will be required to get through permitting and to the construction phase of your project.  We are happy to discuss any comments that the planning committee have to move your project forward and put together a proposal for our services.

A FEW OF OUR CLIENTS

FREQUENTLY ASKED QUESTIONS

What information will my CSP show?

CSPs are simply meant to show if a building can fit on a potential site or present you with options for site orientations. We will show the building footprint, vacuum stanchions and enclosures, trash enclosures, landscaping area, paystations, and stacking counts. We don’t include items like surrounding sidewalks, medians, crosswalks and etc. Those items will be included in a schematic site plan used for permitting.

How long will it take to get my CSP?

Typically, Hover is able to complete and return your CSP in 3 to 5 business days after first speaking with a site plan consultant.

What is a preapplication review meeting?

Many jurisdictions offer a preapp meeting or concept review meeting prior to purchansing a lot so you can get an idea of what planning and zoning requirements might exist and if your site is feasable. Each jurisidiction is different, so talk to your site plan consultant to help you get started.

What am I committing to when I order a CSP?

Our CSPs are simple a way to help you confirm site feasability. There is no upfront commitment to work with Hover Architecture required. After completing a preapp meeting and before moving forward with design services, we will prepare a proposal based on your specific scope of work.

How many revisions do I get with my CSP?

Hover’s basic CSP includes one round of revisions and Hover’s CSP Plus includes three rounds of revisions. Any additional revisions can be purchased a la carte. Talk to your site plan consultant if you would like additional revisions. Keep in mind, the purpose of a CSP is to check building fitment and site feasability.
